Why it exists
The physical-condition truth about a small commercial building arrives as a pile of unrelated PDFs. The $40k roof, the 22-year-old rooftop unit, the panel the inspector could not open and the question the seller never answered are all in there somewhere, in different documents, at different page numbers. Small owners either skim 300 pages and hope, or pay a consultant they cannot afford — and after closing, the whole pile goes into a folder nobody ever opens again, so at refinance or sale they rebuild the building's history from memory.
Who it is for
Deferred's buyer is a solo owner or small-partnership principal in the United States who is personally reading the due-diligence stack on a small commercial building — a mixed-use walk-up, a neighborhood strip center, a small industrial unit, a restaurant pad — valued roughly $250k to $5M. They have no analyst, no engineer on staff, and no asset-management team; they are the team.
